DETAILED MONTHLY REPORTING TO THE BOARD

The report includes beginning, interim and end of month status reports, year-to-date budgets, repair reports, legal status reports, income and expense statements, bank statements, disbursement schedules with copies of the actual invoices. Additionally, the monthly report contains a schedule of unpaid invoices with copies of the unpaid bills. The entire report is designed to give the board the most current financial picture available.

INSPECTION OF THE PROPERTY

AMJ inspects each property on a scheduled as well as an unannounced basis, enabling management to view the building without the staff’s prior knowledge. This allows us to view the true upkeep of the building.

STAFF MEETINGS WITH BUILDING PERSONNEL

AMJ believes that the building employees need to understand the objectives of the board as they relate to the maintenance of the building as well as the philosophy of the management company. Therefore, there is a need to have constant dialogue between the managing agent and the building staff to achieve the board’s objectives.

BOARD AND ANNUAL MEETINGS

An AMJ principal and the property manager will be present at your annual meetings. The Principal will be thoroughly familiar with all aspects of the building and the finances surrounding it.

HANDS-ON ADMINISTRATION

To ensure that a property runs smoothly and efficiently, AMJ principals coordinate the building’s financial and budgetary plan through diligent collection of monthly charges, accurate record keeping, monitoring income and expenses, in addition to early action on sublet renewals. Moreover, prompt attention is given to legal matters and the myriad filings, local law requirements, and various permits and certificates that are required by city and state agencies.

24 HOUR AVAILABILITY

Prompt response to service calls are a priority at AMJ. Both agents and the principals are available on a 24 hour basis while the entire staff is in constant communication with our centrally located offices. This assures quick, responsive action on any building problem or emergency.

BUILDING SECURITY

AMJ is extremely conscious of resident safety. We will perform a thorough assessment of your building’s intrusion protection system and make the necessary recommendations to enhance building security. Often additional security measures qualify the property for lower insurance premiums.
